1. Agreement to Terms

By accessing or using the property management platform operated by Finn Management LLC (“Finn Management,” “we,” “us,” or “our”), including any associated websites, tenant portals, and marketing websites (collectively, the “Platform”), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform.

2. Description of Services

The Platform provides property management tools and services, including:

  • Online rental applications, screening facilitation, and application tracking
  • Tenant portal for rent payments, lease info, maintenance, and account management
  • Property marketing with listings, tour scheduling, and inquiry handling
  • AI-assisted communications via SMS, email, and web chat
  • Payment processing facilitated through third-party processors
  • Lease document generation and electronic signatures

3. User Accounts

All accounts use passwordless authentication via secure one-time codes sent to your phone number. No passwords are stored. You are responsible for maintaining the security of your phone number and account access.

4. Acceptable Use

You agree not to use the Platform for any unlawful purpose, attempt unauthorized access, interfere with the Platform's infrastructure, use bots or scrapers without consent, upload malware, impersonate others, or harass any person.

5. Rental Applications

Submitting an application does not guarantee housing. Approval decisions are made by the property management company. Application fees and refund policies are governed by the property management company and applicable law.

6. Payment Processing

Payments are processed through a third-party payment processor. We do not store full payment credentials. You are responsible for ensuring sufficient funds for scheduled payments. ACH payments may take 3–5 business days to settle.

7. AI-Assisted Communications

AI communications are informational only. They do not constitute legal advice, binding offers, lease modifications, or formal notices. You may request to speak with a human representative at any time.

8. Electronic Signatures

Lease documents may be presented for electronic signature through our e-signature provider. Your electronic signature has the same legal effect as a handwritten signature, as permitted under the Nevada Uniform Electronic Transactions Act (NRS 719).

9. Intellectual Property

The Platform is owned by Finn Management and protected by intellectual property laws. Property listings and photos are owned by the respective property management companies.

10. Disclaimer of Warranties

The Platform is provided “as is” and “as available” without warranties of any kind, express or implied.

11. Limitation of Liability

To the maximum extent permitted by law, Finn Management shall not be liable for any indirect, incidental, special, consequential, or punitive damages. Our total liability shall not exceed the greater of the amount you paid us in the 12 months preceding the claim, or $100.

12. Indemnification

You agree to indemnify and hold harmless Finn Management from claims arising from your use of the Platform, your violation of these Terms, or your violation of any applicable law.

13. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of Nevada. Disputes shall be subject to the exclusive jurisdiction of the state and federal courts in Clark County, Nevada. The prevailing party shall be entitled to reasonable attorney's fees.

14. Changes to Terms

We may update these Terms from time to time. Continued use after the effective date constitutes acceptance. If you do not agree, you must stop using the Platform.
